Home Buyer Tax Credit Updates

We are optimistically expecting the extension of the current 1st Time Homebuyer Tax Credit. What is currently before the Senate and house is an agreement that would extend the existing credit for first-time homebuyers, worth up to $8,000, while offering a new credit of up to $6,500 for some existing homeowners. The reduced credit would be available to all homebuyers who have been in their current residence for a consecutive five-year period in the past eight years. Lawmakers in Washington also raised the qualifying income limits to $125,000 for single taxpayers and $250,000 for joint taxpayers, from the current $75,000 and $150,000, housing-industry sources said. Under the Senate compromise, buyers must have sales agreements in hand by April 30, but they will have until June 30 to go to settlement, said the sources.

The measure still faces votes in the full Senate and the House.The real estate market definitely saw a positive impact with the 1st time homebuyer credit this year. Personally I have been able to help several new buyers this year and it is very exciting.

New Foreclosure Reimbursements

Countrywide Borrowers Begin Receiving Notices of Foreclosure Reimbursements

State officials have begun mailing letters to Countrywide customers who may be eligible for foreclosure relief payments. Countrywide’s parent company, Bank of America, said it will begin issuing checks to borrowers during the first quarter of 2010.
The reimbursements are part of the agreement reached last October between Bank of America, who acquired the once-subprime-leader in 2008, and state attorneys general from across the country to settle allegations of predatory lending brought against Countrywide.
Up to $150 million is allocated nationally to provide assistance for certain borrowers who experienced a foreclosure, short sale, or deed-in-lieu of foreclosure on their Countrywide mortgage. Forty states are participating in the program. Borrowers will be notified by letter from their state if they are eligible to receive a settlement payment.
Rust Consulting, a third-party administrator, will manage notifications and payment processing for eligible homeowners.
The foreclosure relief program is one of three components of Countrywide’s 2008 agreement with state attorneys general. The second part, the National Homeownership Retention Program, calls for the bank to modify loans and lower mortgage payments for up to 400,000 borrowers who financed their homes with subprime or payment option adjustable-rate mortgages serviced by Countrywide.
The third component of the agreement provides relocation assistance to borrowers who experience a foreclosure sale and agree to leave the property voluntarily. They are eligible for a cash payment to help them transition to a new place of residence.
Countrywide admitted no wrongdoing under the agreement reached with state prosecutors, and as a result of the unprecedented settlement totaling $8.4 billion, the individual states dropped their lawsuits against the lender.
Florida Attorney General Bill McCollum, though, has filed a separate suit against former Countrywide CEO Angelo Mozilo, alleging the subprime leader employed deceptive marketing and sales practices to lure borrowers into risky, high-cost mortgages and then knowingly resold those unsustainable loans to securities investors.
According to a report by the Miami Herald, Mozilo is seeking to have the case dismissed on grounds that the Broward Circuit Court in Florida has no jurisdiction over him as a California resident. The hearing on Mozilo’s dismissal motion, originally scheduled for Wednesday, has been postponed but no new date has yet been set.
Mozilo also faces civil charges of fraud and insider trading brought by the Securities and Exchange Commission (SEC) last month.

Liberty Elementary in Flower Mound was recently selected to be part of the Ask.com Safe Search Schools Program and will be visited by NASCAR Driver Bobby Labonte on April 2 as part of the school's recognition.
Liberty Elementary was selected by a panel of experts (Jim Safka, Ask.com chief executive officer; Mike Helton, president of NASCAR; Bobby Labonte, professional NASCAR driver and Judi Westberg Warren, president of Web Wise Kids) from nearly 100 submissions because of its robust curriculum-integrated Internet safety education activities, as well as submitted student "lesson plans."

Carnival is a festival season that occurs before Lent, and it ends with Mardi Gras (Fat Tuesday). Sure, it's well-known that New Orleans hosts quite the wild party for the occasion. But you can get a little Big Easy flavor much closer to home. Local Mardi Gras-related fun includes a dog procession, a new parade and fest at Victory Park and plenty of other fun. Let the good times roll!
MARDI GRAS TEXAS STYLE Like Texas country musicians need an excuse to throw a party. They can call it Mardi Gras Texas Style all they want, but this is essentially two days of Lone Star singers, songwriters and pickers jamming onstage for a mass of whooping and hollering fans. And folks, for the money this shindig definitely pays. We're talking more than 20 bands on four stages. The lineup includes Cross Canadian Ragweed, Jason Aldean, Kevin Fowler, Randy Rogers Band, Roger Creager, Eleven Hundred Springs, Stoney LaRue and others. The inclusion of Mr. Aldean deserves special note. He's the only mainstream country star in the mix here. Plus, he's a Georgian who records on Nashville’s strong independent imprint Broken Bow Records. But his unpolished, Southern rocking sound puts him in a similar sonic league as his Mardi Gras mates. ARTISTIC KREWE OF BARKUS PARADE As stars in an annual Mardi Gras-inspired parade, they're clueless about the start of the Lenten season. But the furry participants in the Artistic Krewe of Barkus parade, modeled on New Orleans' famed Mystic Krewe of Barkus, probably lap up the attention from adoring spectators lining the route in historic downtown McKinney. This year's edition is themed "Rock and Roll Paw of Fame." Dogs and their friends of the two-legged variety are encouraged to dress the rock-star part while keeping in mind the Mardi Gras colors: purple, gold and green. MYSTIQAL The inaugural MystiQal nighttime parade and street festival will get things hopping at Victory Park on Saturday. In the style of New Orleans' carnival traditions, Dallas' parade will feature marching bands (including the Grambling State University Tiger Marching Band), elaborate floats, and bead and doubloon throwing. The official festival grounds will be in an open space on High Market Street. That's where you'll find food and drink, including crawfish, chicken and biscuits, red beans and rice, beignets, hurricanes and beer. Dennis Cavalier and the Texas Gumbo will perform zydeco dance tunes, and the Inner City All-Stars will play. Tarot card-and palm-readers will be on hand for fortunetelling. There won't be any children's activities, and organizers recommend leaving the kids at home. Restaurants and bars in and around the Victory Park residential, retail and entertainment development will host Mardi Gras-themed events. Also, check out the Mardi Gras Run, a 5K race that will benefit Captain Hope's Kids, an organization that provides help for homeless children. Fed Surprises with Deepest Cut since 1984

The Federal Reserve surprised everyone Tuesday with an emergency intersession rate cut of .75%, the deepest cut in the Fed Funds Rate since 1984. The Fed Governors are acting in direct response to recent reports that the country is on the brink of recession.
If you have credit cards, auto loans, HELOCs, or an Adjustable Rate Mortgage, the Fed's decision to cut this key interest rate is great news. For long-term mortgage rates however, this could signal the beginning of the end for the lowest 30-year home loan rate borrowers have experienced since 2005.

Let's look at the impact of a few recent Fed Funds Rate cuts and the corresponding impact to home loan rates to see what this could mean for you:

Rates are predicted to be cut again when the Federal Reserve meets at the end of this month. Many believe Tuesday's action was taken because of a dramatic downturn in the stock market, where the Dow dropped 464 points, the worst single day drop since September 11, 2001. Since the Fed's announcement, the Dow has recovered much of those losses but volatility is likely to remain a consistent theme throughout the week.

If you are waiting for long-term mortgage rates to fall further from here, don't count on it. Your best chance to lock in the lowest mortgage rates since 2005 is now. Getting your application in process will allow you to capture a rate near all time lows and, with many experts predicting home values could continue to decline, waiting could kill your chance to capture a great rate if your home doesn't appraise.

Dallas-Fort Worth home prices least likely to drop

The Dallas Morning News ran a great article Wednesday morning regarding Dallas housing prices. The study from the PMI Group, the mortgage insurance firm that decides whether risky loans will be insured, states that the Dallas/Ft Worth Metroplex is the least risky market in the United States and should continue to have stable home prices in 2008-2009. This article is great news for buyers and for sellers.

Dallas-Fort Worth's housing market is the least likely of any in the country to see a decrease in home values, a new report confirms.

At the same time, the chances of a house price decline rose in almost four out of five U.S. markets, according to a report released Tuesday by mortgage insurance firm PMI Group.
Dallas and Fort Worth ranked dead last in PMI Group's latest forecast of cities with the biggest chance for a home price shakeout.

Analysts with the California-based company estimate that Dallas-Fort Worth has less than a 1 percent chance of marked home price drops in the next two years.
By comparison, cities in California, Nevada and Arizona have more than an 80 percent likelihood of falling residential values.

"We're seeing an increasingly polarized market," PMI economist David Berson said in a news release.

"The risk that home prices will be lower in two years has increased for many of the largest cities in the nation, although areas that saw only moderate home price gains during the 2002-to-2005 period still generally have low risks of price declines," he said.

That's certainly the case in Dallas-Fort Worth, where home price appreciation during the last five years has been a fraction of the national average.

"Because Texas did not participate in the double-digit home price gains in the first half of the decade, it doesn't have to take the great pain of the areas that are compensating for that now," Mr. Berson said in an interview.

Now that the housing sector is in a slump, home values in North Texas have been relatively flat while they are falling in many other major U.S. cities.

In 2007, the median price of homes sold through the North Texas Realtors' multiple listing service was up 1 percent from 2006.

Texas markets – including the D-FW area – were also less affected by investors who ran up prices in some cities, Mr. Berson said.

And most Texas cities are outpacing the rest of the country in overall economics, he said.

"The state economy is doing pretty well, and job growth is above the national average," Mr. Berson said.

"It's quite likely Texas will be doing better than the national average for the foreseeable future," he said.

The D-FW area has gotten high marks in the PMI risk report before.

And other national surveys show that North Texas' housing market is outperforming those in the rest of the country.

Even so, pre-owned home sales were down about 8 percent last year, and sales of new homes fell about 17 percent in 2007.

Foreclosure rates also continue to rise.

Analysts are therefore keeping a close eye on D-FW home prices for signs of deterioration.
"I can't argue with the PMI risk assessment, but it doesn't mean that it still couldn't happen – just not as likely as elsewhere," said Dr. James Gaines, an economist with Texas A&M University's Real Estate Center. "

So far, most Texas markets are doing well.

"The metroplex probably will do well to have positive overall appreciation, but pockets within the metroplex will have a rough time for a while."

Indeed, Mr. Berson said, the Texas housing market isn't bulletproof.
"There are no sure things," he said.

"It's possible that some parts of Texas will see some declines in the near term."
But overall, the outlook for the local housing market is good, he said.

Standard coverage for interstate moves, which all carriers are required to provide, is 60 cents per pound. This amount will be inadequate if an expensive item, such as a plasma television, is damaged in your move. Additional insurance can be purchased through the carrier or through your home insurance policy.

Use a reputable mover for your move.

The number of choices available for your move is enormous. Make sure that you are using a reputable mover who is licensed, bonded, and insured. A reputable mover will not ask for a deposit up front and will have moving trucks with their own company name on them.

Make sure the mover can contact you.

If you are planning to have your phone disconnected the day of your move, make sure that the moving company has your cell phone number or another way to reach you. This is also applicable for your new residence.

November foreclosures take a dip

Filings post biggest monthly decline since April '06; even with drop, foreclosures leap 68% from a year ago.

NEW YORK (CNNMoney.com) -- A new read on foreclosure filings showed a double-digit drop for November, but don't expect the slowdown to last.

According to RealtyTrac, an online marketer of foreclosed properties, filings fell 10 percent compared with October. It was the first month-to-month, double-digit drop since April of 2006, although the total of 201,950 foreclosure filings - default notices, auction notices and bank repossessions - was still 68 percent higher than November of 2006.

"[The slowdown] could indicate that foreclosure activity has topped out for the year," James Saccacio, RealtyTrac's chief executive, said in a statement. "But," he added, "the true test of whether this ceiling will hold will come at the beginning of next year when we anticipate that a seasonal surge in foreclosure filings and another possible wave of resetting mortgages could place further pressure on the housing market."

Most housing market indicators have pointed negative for months. Home prices are falling and threaten to drop further through 2008. These trends could add to foreclosures because lower prices mean strapped home owners can't tap into home equity as easily. Cash-flow shortages can leave them vulnerable.

The states with the biggest foreclosure problems remain those from the Sun Belt, where high price appreciation during the boom years left many homes over-valued, and the Rust Belt, where collapsing industries have led to economic stagnation and job loss.

Nevada, Florida and Ohio continued to lead all other states in foreclosure rates. Nevada had one filing for every 152 households. The state, which has led the foreclosure lists for the past 11 months, recorded a 1 percent rise from October and a 167 percent leap from a year ago.
Florida moved into second place despite a 3 percent month-to-month drop. It recorded 212 percent more filings this November than last. Ohio foreclosures fell 6 percent in November, pushing it from second to third place. Foreclosures have still nearly doubled there compared with last November.

California, where the foreclosure rate was one for every 325 households had more total filings than any other state with 39,992. The numbers fell month-to-month by more than 20 percent but have risen 107 percent for the year.

The state with the biggest drop in November was New Mexico, where filings plummeted 46 percent compared with October. And they were only up 4 percent from last year. The biggest drop compared with last November was recorded by North Dakota, where the foreclosure rate fell by 29 percent.

Also recording large year-to-year declines were New Jersey (-17 percent), Texas (-15 percent) and Kansas (-15 percent)

Among metro areas, California cities claimed six of the top 10 spots for filings. Three medium-size cities in the state's Central Valley led the way. Stockton had the highest rate in the country - one for every 99 households - followed by Modesto (one for every 104) and Merced (one for every 106).

Those areas had seen major home price run-ups during the housing boom as house-hunters, shut out of home ownership by sky-high prices in the nearby San Francisco Bay area, flocked there to buy. Now home prices in those cities are in steep decline.

The mixed report could be a sign of at least a stabilization, but it's still too soon to start celebrating.But "If the trend of flat or decreasing foreclosure activity we've seen over the past three months continues in the first quarter," Saccacio said, "it would certainly bode well for 2008."

Dark Rich South African Christmas Cake!

Our Human Resource Director, Laura Groome, also lived in South Africa for many years and adds that she likes to cover her cake with marzipan and fondant icing. Enjoy!

Holiday Recipe: Dark, Rich South African Christmas Cake

4 oz candied cherries
1 ½ lb currants
12 oz golden raisins
8 oz seedless raisins
4 oz blanched almonds
4 oz candied citrus peel
10 oz butter
10 oz dark brown sugar
1 T molasses
Grated rind of 1 lemon
Grated rind of 1 orange
5 large eggs
2 T brandy or sherry
12 oz plain flour
½ t ground cinnamon
½ t ground nutmeg
½ t ground mixed spice
¼ t salt

First, prepare the fruit. Wash the candied cherries in warm water to remove the syrup and wipe dry. If necessary, wash the currents and raisins and allow to dry completely. Chop the raisins, almonds and candied citrus peel. Prepare an 8 inch square or a 9 inch cake pan at least 3 inches deep, line it with double waxed paper or baker’s paper at the bottom and sides and a band of brown paper around the outside. Cream the butter and brown sugar with the molasses and lemon and orange rind. Continue beating until the mixture is soft and light. Whisk the eggs and liquid and gradually beat into the creamed butter mixture, adding a little sifted flour if it shows signs of curdling. Sift the flour and spices together. In this recipe you do not need any raising agent. Mix the fruit with the almonds and candied peel. Fold thoroughly into the creamed mixture with the flour and spices. Put the mixture into the prepared cake pan and bake in the center of a moderate oven (325 degrees) for 1 ½ hours, then lower to cool oven (275 degrees) for a further 3 hours. Look at the cake after 1 hour at the lower temperature; it should be golden in color. Cover with foil if it is becoming too brown. If it is any darker at this stage, lower the temperature again. Test to see if it is cooked by pressing firmly then listening – an uncooked fruit cake makes a distinct “humming” sound which stops when it is cooked – or insert a skewer into the center of the cake. If it comes out clean, then the cake is done. Leave to cool completely in the pan, then turn out carefully on to a wire rack. Cover with marzipan or royal icing. Decorate with Christmas cake decorations.

18th Annual Flower Mound Christmas Parade

The Town of Flower Mound cordially invites you to kick off the Christmas season as the town prepares for its 18th annual Christmas parade and holiday stroll Dec. 8.

The day-long event will begin at 10 a.m. with a parade that begins at Eaton and follows Morriss Road to Dixon Lane. The parade will feature about 100 floats including my daughters’ Daisy Troop (we will be giving out candy), created by families, businesses, high school bands and various organizations from throughout the community.

The Christian Community Action (CCA) food drive will again be part of the event, and the organization will have a truck collecting canned goods to open the parade.

After driving down Morriss, the truck will park at Marcus High School for the remainder of the parade.The parade will conclude around noon. Morriss Road will be closed from 8 a.m. to noon to accommodate the parade.

Following the parade, the holiday stroll will begin at 1 p.m. at Parker Square, where the CCA truck will also take donations.

Among the activities will be a children’s craft tent, a bounce house, hay rides, a race track and an air slide.

There will also be musical performances by students from Prairie Trail Elementary School, the Forest Vista choir, the Voices of Flower Mound and the 1940s Swing Singers. There will be a dancers workshop at 5 p.m., and the stroll will conclude at 6 p.m. with a tree lighting ceremony.

“The parade and the stroll are two of the biggest events of the year,” said Mark Wood, community affairs specialist for the town of Flower Mound. “It’s a good couple of events to get into the Christmas spirit.”

NEIMAN MARCUS ADOLPHUS CHILDREN'S PARADE For many folks, the Neiman Marcus Adolphus Children's Parade is a grand way to mark the holiday season. The annual parade, which had its inception in December 1988, has attracted crowds of more than 350,000 with its cheerful floats, huge inflatables and entertainment. The 20th edition of the parade will feature floats depicting the theme "All Aboard! 20 Years of Magic and Memories." They'll take viewers on a trip through time, highlighting various transportation methods. CodeRED Notification System

The Town of Flower Mound has instituted the CodeRED Emergency Notification System – a high-speed telephone communication service for emergency notifications. This system allows the Town to telephone targeted areas of Flower Mound in the case of an emergency situation that requires immediate action.

The system is capable of dialing 60,000 phone numbers per hour and delivers a recorded message from Town staff to a live person or an answering machine, making three attempts to connect to a number. Land lines registered with the Denton County 9-1-1 system automatically receive CodeRED calls. Alternate phone numbers, such as cellular or business, may be registered with the CodeRED system by clicking here. Required information includes first and last name, physical street address, city, state, zip code, and primary phone number.

This system will only be used for emergency purposes and incidents where rapid and accurate notification is essential for life safety. Examples of times when the CodeRED system could be utilized include:

Drinking water contamination
Utility outage
Evacuation notice and route
Missing person
Fires or floods
Bomb threat
Hostage situation
Chemical spill or gas leak

The holiday season surrounds us with loving families and new memories. And, of course good food is a must! Don't panic when it comes to getting your kitchen ready and planning holiday meals; keep in mind - simplicity will save my sanity this season!

The upcoming holidays are an opportunity to get creative about ways to get what you need without spending a lot, and also discover new ways to make your life simpler.

Plan your holiday menus now if you will be serving meals in your home. From the menus, determine what things you will need to purchase ahead of time.

Start purchasing ahead – you can spread the expenses out over the next couple of months rather than having to shell it all out as the holidays approach.

Is your kitchen clean and ready for all the work it's going to do in the next couple of months? No? Here are some safe ways to keep your appliances sparkling clean while not busting your budget on cleaning supplies.

The Oven - You can rub the inside of your oven with wet steel wool to remove the tough stuff, and then sprinkle baking soda throughout the oven. Let it sit for a few minutes, then just wipe it all clean with a wet rag…all done and no chemicals!

The Microwave - Mix 1 cup of water with a few teaspoons of baking soda in a microwave safe bowl. Put the bowl in the microwave and run it for 2 minutes. Take out the bowl and wipe it clean with just a rag; every last spot will come out!

The Refrigerator - Baking soda is key! Why would you want to spray chemicals in the place that holds your food! Make a nice paste from baking soda and water (equal parts of both) and scrub away. Wipe down with a clean cloth and all will be sparkling!

The Coffee Maker - When the coffee maker is empty, pour in a mixture of 1 cup white vinegar and some hot water to fill up the reservoir to the top. Run the coffee maker like you were making coffee, just without any beans in it. Once the cycle has finished, run it twice more with just plain water, which will rinse out the vinegar and any build up left inside.

The Dishwasher - Add 1/2 cup vinegar to an empty dishwasher and run the rinse cycle. This will open up any clogs in the dishwasher drain lines and deodorize the machine.

Sink Clogs - A mixture of equal parts vinegar, salt, and baking soda may help open up a slow-draining sink. Pour the solution down drain; let it sit for 1 hour, then pour boiling or very hot tap water down the drain.

Clear a minor sink clog with a mixture of 1/2 cup baking soda and 1/2 cup vinegar. Let it stand for 3 hours, then flush with hot water.
Countertops - Wipe your kitchen countertops with undiluted vinegar once a day to shine them and keep your kitchen smelling fresh.

For everyday cleaning of tile and grout, rub with a little apple cider vinegar on a sponge. This gives off a clean scent and will help cut any greasy buildup.

Most people find that the kitchen is the most difficult room in their home to keep fresh and clean. With an endless supply of spills, drips, grease and foot traffic, cleaning the kitchen can feel like an endless task.

Fall is a great time to repair a damaged lawn and re-seed. Fill any holes or bare spots with topsoil and add grass seed. It’s important to choose the right kind of grass for your growing zone.

4. Don’t forget to water.
New grass in particular needs frequent but shallow watering. Once the grass is established, water deeply to reach the roots. To minimize the threat of fungal disease, water in the morning or early afternoon so that the grass blades are not moist overnight.

5. Prune with care.
Pruning promotes growth, so be careful not to encourage growth when plants are about to go dormant. By all means remove diseased, dead or broken branches.

6. Transplant trees and shrubs.
Autumn is a great season for transplanting trees and shrubs, allowing roots to get established before the cold sets in. Also, heat stress is not a concern. Visit your neighborhood Lowe’s Garden Center for a broad selection of trees and shrubs that can bring new life to your landscape.

7. Spruce up flower beds.
Replace warm-weather annuals with seasonal favorites like pansies and mums. Clean out summer perennials and add a fresh layer of mulch, which can help protect plants from hard freezes.

8. Divide established perennials.
If your perennials are looking a bit lackluster or overgrown they may need to be divided. The best candidates have large, healthy clumps and have been in
the ground for years. By dividing these in the fall, you’ll enjoy healthier plants in more places next spring.

9. Plant ahead for spring.
Foolproof and fabulous, spring-flowering bulbs put gardening within everyone’s reach. When choosing bulbs, focus on your favorite color, or try shades that accent already established plantings throughout your garden. NAR Finds That Despite Rising Gas Prices, More Home Buyers Want Oversized Garages

Home buyers in increasing numbers want garages with two or more spaces in their homes, according to the 2007 Profile of Buyers’ Home Feature Preferences, released today by the National Association of Realtors®.

Since the last survey in 2004, oversize garages saw the biggest growth in terms of what recent buyers considered very important in a home, gaining 16 percentage points to 57 percent. Among buyers who purchased homes without this feature, 56 percent of them said they would have paid more for an oversize garage, compared to only 6 percent in the 2004 survey.

Other priorities for today’s home buyers include air conditioning, with three out of every four respondents ranking this as “very important,” and a walk-in closet in the master bedroom, which was very important to 53 percent of respondents. Hardwood floors and granite countertops each gained 7 percentage points from the 2004 survey, with 28 percent and 23 percent, respectively, of buyers viewing these features as “very important.” Gaining 6 percentage points was cable/satellite TV-ready, at 46 percent.

The survey reports responses from buyers who purchased homes in 2006. Home buyers were asked about 75 features and room types to assess the importance of each.

“Realtors® see hundreds, if not thousands, of houses with their buyer clients every year and know exactly what buyers are looking for in a home,” said NAR President Pat V. Combs, of Grand Rapids, Mich., and vice president of Coldwell Banker-AJS-Schmidt. “This insight is one more way Realtors® add value to the real estate transaction and why nearly eight out of 10 recent buyers used a real estate professional when buying their home.”

According to the survey, nearly six out of 10 recent home buyers took on remodeling or home improvement projects within three months of their purchase. Close to half of home buyers who remodeled or made improvements updated their kitchen, and nearly half remodeled or improved their bathroom. New homeowners spent a median of $4,350 on home improvement or remodeling projects undertaken within three months of purchase.

More than half of home buyers believe their home has high investment potential, and another four out of 10 believe it has moderate investment potential. Only 3 percent felt their home’s investment potential was low.

“The fact that a majority of home buyers quickly remodel key areas of their homes ties into the fact that their home is a good, long-term investment,” said Paul Bishop, NAR manager of real estate research. “Regardless of market conditions in the short term, when purchased for the long term, housing is one of the safest investments consumers can make.”

Energy efficiency was more important to new-home buyers than buyers of existing homes, with 65 percent of new-home buyers saying it was very important compared to 39 percent for buyers of existing homes. Older buyers placed a higher priority on energy efficiency than did younger buyers – 63 percent of buyers 75 and older said it was very important, but only 32 percent of buyers who were 18-24 agreed.

The survey identified some regional preferences in home features. For home buyers in the South and Midwest, central air conditioning was a priority, with 91 percent and 81 percent, respectively, saying this feature was very important. Sixty-six percent of buyers in the South thought a walk-in closet in the master bedroom was very important, while 61 percent of Midwesterners valued an oversized garage. In the Northeast, the highest percentage of buyers placed a premium on a backyard or play area (53 percent), followed by central air conditioning at 41 percent. Two-thirds of buyers in the West want oversized garages (66 percent), followed by central air conditioning at 59 percent.

Age was the biggest differentiation in what buyers were looking for in a home. Buyers 75 years old and older wanted a single-level home (74 percent) that was less than 10 years old (43 percent) with a walk-in closet in the master bedroom (74 percent). Most buyers between the ages of 25-34 wanted a backyard or play area (60 percent). More than half of buyers over 65 wanted a separate shower enclosure in the master bathroom, compared to only one-fourth of buyers ages 25-34.

For those who purchased a home without it, 65 percent of buyers said they would be willing to pay a median $1,880 extra for central air conditioning. One out of four buyers was willing to pay a median of $4,760 more for waterfront property.

Homes are getting bigger, but have fewer bedrooms. From 2004 to 2006, the size of the typical home purchased increased by about 100 square feet to 1,840 square feet, while the median number of bedrooms dropped from four to three during the same period.

Remember as a kid, you'd work on that loose tooth and get it out fast…just so the Tooth Fairy would arrive early with some cash under your pillow? There may be a much less painful way to find a pile of cash…that's rightfully yours in the first place. Most people stash a few bucks away here and there, forget where the cash is stashed, and over time find it in odd places like between sofa cushions and in coat pockets. But what about the money you put on deposit with a utility company or the little bank account you set up for a rainy day? These funds can be easily forgotten too, especially if you are caught up in the details of a move…and once you have moved, you may not receive the notices reminding you of your refund due, or the current statement for that rainy day account.

But would you be surprised to learn there is over $24 Billion Dollars of this type of missing money…just waiting to be found by its rightful owner?

That's a whole lot of greenbacks gone missing…and some of them might belong to you. What happens to this money, and how can you get it back? Good news - it's easier and less painful than working out a loose tooth. Here is the scoop.

If you have lived in several states, do a quick search for each, since the funds will be held in the state they originated.

And be cautious of solicitations by mail or email that require you to pay a fee to obtain information about unclaimed property. You may end up paying a fee and receiving no information about unclaimed property, just the contact information for the state. With warmer temperatures and an abundance of standing water left by recent rainfall, mosquito season is upon us.To help prevent mosquito breeding around homes and neighborhoods and protect residents from mosquito borne diseases, we have provided some simple steps to take by following the “Four Ds” which stand for Dusk/dawn, dress, DEET and Drain.

“The CDC and the Texas Mosquito Control Association came up with the Four D’s. It’s a good way for people to remember the tips so they can avoid mosquito contact. It will help them reduce, or eliminate, breeding grounds that would bring in mosquitoes.”

*Dusk/ Dawn refer to the times of day residents should try to stay indoors because that is when mosquitoes are most active.*Dress refers to what residents should wear when they go outdoors. You are encouraged to wear long sleeves and pants and for extra protection, they should spray their clothing with insect repellant

*DEET is an ingredient to look for when purchasing an insect repellent. People are encouraged to choose products that contain up to 20 percent DEET.

*People are also encouraged to *Drain standing water in their yards and neighborhoods because they are areas where mosquitoes can breed. Mosquitoes can breed in are flowerpots, old tires and rain gutters. They may develop in any water stagnant for more than three to four days.

FM2499 Section II
Project Description

Texas Department of Transportation (TxDOT), recently began a project to add two lanes to the existing center median of FM 2499, resulting in a six-lane divided thoroughfare from Spinks Road to FM 1171.
The FM 2499 Improvement Project is fully funded.
Construction of the four-phase project began on Monday, October 23 and will continue for 20 months.
The phases are as follows:
1. Spinks to Lake Flower
2. Lake Flower to Forest Vista
3. Forest Vista to Surrey Woods
4. Surrey Woods to FM 1171
Project Status
•The TxDOT contractor began the project by re-striping the section of FM 2499 between Spinks Road and FM 3040 to saw cut the pavement and to make room for low-profile traffic barriers. This will ensure the safety of both motorists and construction workers, while minimizing impacts on traffic flow.
• Phase I & II of FM 2499 Section II is anticipated to be complete April 2007.

Prizes will be awarded in several age categories for the largest fish caught, and participants can enroll in KIDFISH College, which teaches fishing, conservation, and respect for other anglers. Tackle and loaner rods and reels will be available if needed. Participants may choose to collect sponsorships prior to the event, with all proceeds benefiting the KIDFISH Foundation. Prizes such as bass trophies, medals, caps, T-shirts, and Zebco 33 Rod & Reel Combos are awarded for accomplishing different sponsorship levels. Rheudasil Pond is regulated by Texas Parks and Wildlife Game Wardens.

The Town of Flower Mound and Hines Development held a ground breaking ceremony on Valentine’s Day, February 14, for the Lakeside Resort and Residences, Flower Mound’s first hotel. The 18-story, four-star resort with 289 rooms, 64 luxury condominiums, two restaurants, a 7,000-square-foot spa, and 25,000-square fee of meeting space will overlook Lake Grapevine. The resort is scheduled to open in the fall of 2008.

Stable Home Sales Market

Existing-home sales eased last month, as did the number of homes available for sale--indicating the housing market is stabilizing, according to NAR. Total existing-home sale, including single-family, townhomes, condominiums and co-ops, dipped 1.9% to a seasonally adjusted annual rate of 6.18 million units in September from a level of 6.30 million in August, and were 14.2% below the 7.20 million-unit pace in September 2005, which was the third strongest month on record. David Lereah, NAR's chief economist, said stabilizing sales should build confidence in the housing market. "Considering that existing-home sales are based on closed transactions, this is a lagging indicator and the worst is behind us as far as a market correction--this is likely the trough for sales," he said. Total housing inventory levels fell 2.4% at the end of September to 3.75 million existing homes available for sale, which represents a 7.3-month supply at the current sales pace. (Source: NAR)
